Portuguese Real Estate Funds
• The Real Estate Funds market in Portugal represents more than 13,500 million euros with 23,000 AuM
• Since 2017 the total acquisitions of the real estate funds exceed 4,500 million euros
• In terms of lease status of the finished assets, 68% of the portfolio is leased and 10% is vacant
On the last 5Y
•BF Invest Fund, managed by LYNX Asset Managers, registered the higher yield, 22,42%. With a small diversified portfolio of €25M, it´s trophy asset is a leased commercial building in Avenida da Liberdade valued at €11M (€2,500/sqm)
• CA PATRIMÓNIO CRESCENTE Fund, was the most active player with almost €750M invested and with a value appreciation of €45M, mainly due to the 12 plots in Cerro da Alagoa Albufeira €6.8M) and the office units in Q60 and Q61 in Quinta da Fonte, Oeiras €6.4M) On the other side, Fungepi Novo Banco Fund, with more than €200M invested, registered a negative impact of €100M, mainly due to the 63 plots in Lago Discout, Vila Nova de Famalicão with a value reduction of €85M (€100M to €15M).
